Your Listing Strategy Called… It Has a Few Skeletons in the Closet
The scariest thing about selling your home might not be the market. It might be your listing strategy.
It's Halloween season, and while everyone else is decorating their homes with skeletons, cobwebs, and ghosts, I'm thinking about a different kind of haunted house.
The kind that's been sitting on the market for months.
The one with beautiful potential but terrible listing photos.
Or the one that's priced so far above the competition that buyers won't even schedule a showing.
I've been selling real estate in Athens and Northeast Georgia since 2004, and I've seen my share of listing strategies that needed a serious exorcism.
The good news? Most of these mistakes are completely avoidable.
Let's open the closet and see what's hiding inside.
💀 Skeleton #1: The Price That Scares Buyers Away
Let's start with the biggest one: overpricing.
I understand why sellers do it. You've spent years making memories in your home. You've invested money in improvements. And naturally, you want to get as much as possible when you sell.
But here's something I tell my sellers:
Your home's value isn't determined by what you need to make, what you've spent on improvements, or what your neighbor thinks it's worth.
It's determined by what buyers are willing to pay in the current market.
When a home is priced too high, buyers may skip right over it, especially when they have other options.
And here's where things get tricky.
Some sellers believe they can always start high and lower the price later. While that's certainly an option, it can come at a cost.
Your listing typically gets its greatest exposure when it first hits the market. If buyers dismiss it because of the price, you may miss opportunities during those important early weeks.
By the time you reduce the price, your home may already have accumulated days on market, leaving buyers wondering why it hasn't sold.
The takeaway: Price your home based on current market conditions, recent comparable sales, active competition, and your property's unique features. Not wishful thinking.
👻 Skeleton #2: Listing Photos That Belong in a Horror Movie
You'd be surprised how many homes hit the market with dark, blurry, poorly composed photos.
Or worse, photos that don't accurately represent the property.
Think about how buyers shop for homes today.
Most begin their search online, scrolling through listings before ever contacting an agent.
Your photos are often your home's first showing.
If the pictures don't capture someone's attention, they may never make it through the front door.
Professional photography isn't just about making a home look pretty. It's about helping buyers understand the layout, appreciate the space, and imagine themselves living there.
That means good lighting, thoughtful angles, clean spaces, and photos that highlight the home's best features.
And please, let's not forget the exterior!
Curb appeal starts online, too.
The takeaway: Your home's online presentation matters. Professional photography and thoughtful marketing can help your property stand out from competing listings.
🕸️ Skeleton #3: Skipping the Prep Work
Here's a mistake that can quietly cost sellers opportunities.
Listing a home before it's ready.
I'm not suggesting you need to spend thousands renovating your kitchen or replacing perfectly functional flooring.
In fact, some renovations simply don't make financial sense before selling.
But there is a difference between a home that looks lived in and one that looks neglected.
Peeling paint, overgrown landscaping, cluttered rooms, dirty windows, and obvious maintenance issues can influence how buyers perceive a property.
And sometimes, buyers start mentally adding up repair costs before they've even finished the showing.
A little preparation can go a long way.
Before listing, I typically recommend evaluating the property with a buyer's perspective.
What stands out? What needs attention? What improvements are worth making, and which ones should you skip?
Sometimes the best investment is simply a deep cleaning, fresh mulch, and a few minor repairs.
The takeaway: You don't have to make your home perfect. But you should make it as appealing as possible within your budget.
🧟 Skeleton #4: The Listing That Won't Come Back to Life
We've all seen them.
A home hits the market, sits for weeks, and nothing happens.
Very few showings. No offers. Maybe a price reduction here and there.
But the overall strategy never changes.
Here's something sellers need to understand:
The market gives us feedback. We just have to be willing to listen.
If your listing is getting plenty of online views but very few showings, we need to examine what's preventing buyers from taking the next step.
If you're getting showings but no offers, we need to look at buyer feedback, property condition, pricing, and competing homes.
And if similar properties are selling while yours isn't, that's information we can't afford to ignore.
Not every home sells immediately, and longer marketing times don't automatically mean something is wrong.
But a listing strategy shouldn't be set in stone.
It should evolve based on what the market is telling us.
The takeaway: A successful listing requires ongoing evaluation, communication, and a willingness to adjust when necessary.
🦇 Skeleton #5: Thinking a Sign in the Yard Is a Marketing Plan
Putting a sign in the yard and entering a property into the MLS are important parts of selling a home.
But they're not the entire strategy.
Today's buyers discover properties through multiple channels, including real estate websites, social media, agent networks, and online searches.
Your home needs a marketing plan that considers where potential buyers are looking and how to reach them.
That may include professional photography, compelling property descriptions, social media marketing, targeted outreach, and other strategies appropriate for the property.
And not every home should be marketed exactly the same way.
A downtown Athens condo, a home in Oconee County, and a rural property on acreage may appeal to very different buyers.
The marketing should reflect that.
The takeaway: Your home deserves a customized marketing strategy, not a one-size-fits-all approach.
🎃 The Real Horror Story? Leaving Money on the Table.
Here's what I've learned after more than two decades in real estate:
Selling a home isn't just about finding someone willing to buy it.
It's about positioning the property correctly, attracting qualified buyers, negotiating favorable terms, and navigating the transaction all the way to closing.
And sometimes, the biggest mistakes happen before the home ever goes on the market.
Overpricing, poor presentation, deferred maintenance, and ineffective marketing can all influence how buyers respond to a listing.
That doesn't mean every home needs a complete makeover or an elaborate marketing campaign.
It means every home needs a plan.
One that's based on the property, the competition, and what's actually happening in the local market.
🏡 Let's Make Sure Your Listing Strategy Isn't Haunted
If you're thinking about selling your home in Athens, Watkinsville, Jefferson, Danielsville, or anywhere in Northeast Georgia, let's talk before you put that sign in the yard.
I'll help you evaluate your home's market position, identify which improvements are worth considering, and develop a listing strategy designed around your goals.
Because after 22 years of helping people buy and sell real estate, one thing I know for sure is this:
Your home deserves more than a sign in the yard and a prayer. And your listing strategy shouldn't be the scariest part of selling. 💀
