The Best Real Estate Advice Isn't Always the Advice That Keeps the Deal Moving
After 22 years in real estate, I've learned that sometimes the most valuable advice I can give a client is the advice that stops a transaction in its tracks.
There's a common misconception that a Realtor's job is to make sure every deal gets to the closing table.
And while I absolutely love handing over keys to happy buyers or helping sellers move on to their next chapter, getting to closing isn't always the most important thing.
Making sure my clients are making the right decisions? That's what matters.
Sometimes that means having uncomfortable conversations. Sometimes it means delivering news nobody wants to hear. And sometimes it means recommending that a client walk away from a deal entirely.
Because the best real estate advice isn't always the advice that keeps the deal moving.
Sometimes, the Right House Isn't the Right Investment
Buying a home is emotional. I get it.
You walk through the front door, fall in love with the kitchen, start imagining your furniture in the living room, and suddenly you're mentally moving in before we've even written an offer.
But part of my job is to look beyond the excitement.
Is the asking price supported by comparable sales? Are there potential resale concerns? Does the inspection reveal problems that could become expensive headaches? Is the buyer stretching their budget beyond what's comfortable?
These are conversations worth having, even when they aren't what a buyer wants to hear.
I've spent more than two decades helping people buy and sell homes in Athens and Northeast Georgia, and I can tell you that falling in love with a house doesn't automatically make it a good purchase.
Sometimes my advice is to negotiate. Sometimes it's to ask more questions or bring in a qualified professional.
And sometimes?
It's to walk away.
There will be other houses.
Sellers Deserve Honesty, Too
The same philosophy applies when I'm representing sellers.
I understand that your home is special to you. You've made memories there, invested money in improvements, and probably have a number in mind that you'd love to walk away with.
But the market doesn't determine value based on what we hope a home is worth.
Buyers look at condition, location, comparable properties, and what else is available in their price range.
If the market data doesn't support a seller's desired asking price, I'm going to have that conversation.
Not because I want to undervalue someone's home, but because pricing a property correctly is one of the most important decisions we make when preparing to sell.
Overpricing can mean fewer showings, more days on the market, and eventually price reductions that might have been avoided with a stronger strategy from the beginning.
I'd much rather have an honest conversation before listing than spend months explaining why a home isn't selling.
My clients deserve accurate information, realistic expectations, and a marketing strategy based on the market we're actually in.
Not just the answer they were hoping to hear.
Not Every Deal Is a Good Deal
Real estate transactions can get complicated.
Inspection issues come up. Appraisals don't always match contract prices. Financing changes. Unexpected problems surface during due diligence.
And when those things happen, there's often pressure to keep everything moving.
After all, everyone has invested time and energy into getting the transaction this far.
But here's something I firmly believe:
Just because you've made it this far doesn't mean you have to keep going.
Sometimes negotiating repairs makes sense. Sometimes adjusting the purchase price is the best solution. Sometimes bringing in additional experts can provide the answers needed to move forward confidently.
And sometimes the risks simply outweigh the benefits.
That's when having an experienced Realtor in your corner really matters.
My responsibility isn't to convince you to overlook a problem just so we can make it to closing.
It's to help you understand your options, evaluate the risks, and make an informed decision.
Even if that decision means starting over.
Experience Teaches You When to Speak Up
When I started my real estate career in 2004, I knew that helping people buy and sell homes was about much more than opening doors and writing contracts.
But after 22 years, I've gained something you can't learn from a textbook.
Perspective.
I've worked through changing markets, challenging negotiations, difficult inspections, financing complications, and plenty of unexpected situations.
And one of the most important things I've learned is that clients don't need someone who simply agrees with everything they say.
They need someone who will advocate for them.
Someone willing to have the difficult conversations.
Someone who can explain the potential consequences of a decision before it becomes a costly mistake.
And someone who understands that the client's long-term interests are more important than any single transaction.
I'd Rather Lose a Deal Than Lose My Client's Trust
Real estate is my career. It's how I make my living.
But that doesn't mean every transaction should happen.
If I believe there's something my client needs to know, I'm going to say it.
If the numbers don't make sense, we're going to talk about it.
If a property has potential issues, we're going to investigate them.
And if walking away is an option worth seriously considering, I'm not going to avoid that conversation because it might cost me a commission.
Ultimately, the decision belongs to my client.
My job is to make sure they have the information, guidance, and professional advice they need to make that decision confidently.
Because I'd rather lose a deal than lose someone's trust.
Every single time.
Buying or Selling in Athens or Northeast Georgia?
Whether you're purchasing your first home, selling a property you've owned for decades, relocating to the Athens area, or investing in real estate, you deserve more than someone who's focused on getting a contract signed.
You deserve an advocate who will tell you what you need to know, even when it's not necessarily what you want to hear.
I've proudly served buyers and sellers throughout Athens and Northeast Georgia since 2004, and my approach has always been the same:
Honest advice. Experienced guidance. Your best interests first.
If you're thinking about buying or selling, I'd love the opportunity to help you navigate the process with confidence.
