6 Things Every Smart Homeowner Does Right After Closing

Closing day is exciting — you finally have the keys, the papers are signed, and the home is officially yours. But what you do in the first few weeks of homeownership can save you money, protect your investment, and prevent headaches down the road.

Here are six smart moves every homeowner should make right after closing:

1. Change the Locks (and Garage Codes)

You never know how many copies of the keys are floating around from previous owners, contractors, neighbors, or family members.

Changing the locks — or at least rekeying them — should be one of the very first things you do. Don’t forget the garage door opener and keypad codes too.

Peace of mind is worth it.

2. Locate Your Main Shutoffs

Take time to find and label:

• Main water shutoff
• Electrical panel
• Gas shutoff
• HVAC system

If an emergency happens, knowing exactly where these are could prevent serious damage and costly repairs.

3. Set Up Utilities & Services

Make sure everything is transferred into your name:

• Power
• Water
• Gas
• Trash pickup
• Internet

It’s also a good time to schedule any services you may need — lawn care, pest control, security systems, or home cleaning.

4. File for Homestead Exemption (If Eligible)

If this is your primary residence, filing for homestead exemption can lower your property taxes.

In many counties, there’s a deadline (often early spring), so don’t put this off. It’s one of the easiest ways to save money as a homeowner.

If you’re in the Athens or Northeast Georgia area and aren’t sure how to file, I’m always happy to point you in the right direction.

5. Start a Home Maintenance Plan

Your home is now one of your biggest assets. Protect it.

Create a simple maintenance checklist for:

• Changing HVAC filters
• Servicing the system annually
• Cleaning gutters
• Checking smoke detectors
• Inspecting the roof

A little routine maintenance prevents major repairs later.

6. Keep Your Closing Documents in a Safe Place

You’ll want easy access to:

• Settlement statement
• Title insurance policy
• Survey
• Warranty information
• Appliance manuals

These documents are important for taxes, future refinancing, or when you eventually sell.

Final Thoughts

Owning a home is exciting, but it also comes with responsibilities. Taking these steps early helps you protect your investment and settle in with confidence.

If you recently bought a home — congratulations! And if you’re thinking about buying in the Athens or Northeast Georgia area, I’d love to help guide you through the process from start to finish.
